Bavarian Condemnation Poplar Highway Widening:
The complex has 8.83 acres. There are 76 units in fourteen buildings plus the clubhouse. The master deed was written in 1973. Original owners occupied units from 1973-1979. The Poplar Road widening project is condemning the complex in order to acquire 0.223 acres that is held as common property. In 2006 over 2/3’s of the homeowners voted to allow funds to go to the Association for improvements in the property (grounds, landscaping etc.). The board was ready to accept the States offer of $136,225.00 and a check could have been given to us spring 2006.
Unfortunately, someone contacted the state’s attorney and threatened to use for their share of the funds. Because the Master Deed did not take into account condemnation, the State of Tennessee decided to have this taken care of in court. The outcome may be that everyone will be written a check for their share. We will find out in court May 11, 2007. You do not have to appear, but can if you wish.
Bavarian Villages get approval for a new look.
Germantown Design Review Commission approved new color choices for the shingles, stucco and trim. Changes will be made over a five year period in order to avoid an assessment. The Bavarian units facing Poplar will not be done until the road is completed. The units on Vienna Way will be first, then Innsbruck, then Zurich, Rhineland and finally Bavarian Drive. We will look like a woman who quits coloring her hair for awhile, but when it’s done…it will we great. A decorator was consulted and helped select the colors for an updated look. The shingles are a 30 grey timberline 30 year shingle.
Fire Prevention
Daylight savings time is a reminder to change the batteries in your smoke/fire detectors. If you don’t have one, buy one for the ceiling on every floor. That’s three, don’t forget the attic. If your smoke detector is over ten years old, it is recommended that you replace it. We also recommend a fire extinguisher be kept between the front & back doors.
Germantown Sponsors Spring Spruce Up
Help us “Spruce up” Bavarian Village April 14-21st. We will meet at the Clubhouse at 8:00 AM sharp on April 14th with big and small jobs. For example: spray paint our (Fire Lane signs black, put up new Fire Lane signs, plant the containers at the pool, help assemble new furniture for the pool, plant some of the mailboxes.) What we get done will depend on you. You could even volunteer to get the volunteer food for lunch (reimbursed of course).
BV Garage Sale
Save stuff to sell at our first annual garage sale in years to be held on May 5 2007 (7:00-12:00).

PLEASE HELP BY KEEPING ALL DOGS ON A LEASH AT ALL TIMES. WE CONSISTENTLY RECEIVE COMPLAINTS REGARDING THIS MATTER. IT IS NOT ONLY A CITY ORDINANCE BUT ALSO IN VIOLATION OF THE BAVARIAN VILLAGE RULES AND REGULATIONS. THE REGULATIONS ALSO STATE THAT YOU ARE TO CLEAN UP AFTER YOUR PET AND AVOID THE PLAYGROUND AREA. RULES ARE IMPLEMENTED FOR THE GOOD OF THE ENTIRE COMMUNITY AND YOUR COOPERATION IS GREATLY APPRECIATED.
Bright idea!!!
We have installed 30 of the standing light poles with Compact florescent light bulbs that last 6000 hours and do not burn as hot AND use a third of the electricity. Sine they do not burn as hot, if water gets down inside the fixture, they are less likely to blow. We still have some remaining light poles to replace with the florescent bulbs but will get them all replaced. This should result in fewer lighting checks and less frequent replacement, which will save money!!!
It’s almost pool time!
There is going to be some new furniture at the pool this year. We will send out pool rules and other updates prior to the pool opening.

This will include raising limbs, trimming off of buildings and a couple of removals. IT is possible that it could be a few days before or after depending on rain between now and then. we want you to be aware of this upcoming scheduled work.
Squirrels and attic invaders
Roof rats have crossed the Mississippi River Bridge and have been found in the village. We need your help preventing damage. We must find and plug all holes where they gain access to units. We need everyone to climb the stairs to your attic and look for holes (daylight coming through near the roof lines). Call Kerry and someone will come and patch. If you hear noise in your attic at night. Call Kerry and someone will come and check your attic. We are planning to remove overhanging limbs in order to reduce access. We really need your help.
